How Property Video Sells Belfast Homes Faster
Belfast is not one property market, it is several stacked on top of each other. New apartments in the Titanic Quarter, period terraces off the Lisburn Road, family homes across the east of the city, and a tier of prestige residences in South Belfast that rarely come to market at all. A single style of marketing cannot do justice to that range. The presentation has to read the home, and then the buyer.
Phantom is a Belfast property-marketing studio, and the city is where a large share of our work happens week to week. The pattern we see is consistent: the listings that move fastest are the ones a buyer has already toured on a screen, in full, before they pick up the phone. That first viewing is now a video.
City listings that have to stop the scroll
In a busy city feed, a flat phone clip disappears. A piece of cinematic video does not. When Colliers brought us 88 Circular Road, we used the full toolkit on a single home: photography, dusk photography, aerial drone footage, a cinematic walkthrough, and an FPV drone fly-through that carries the viewer through the house in one continuous shot. It became one of the most-watched homes we have ever filmed.
Not every Belfast property is a conventional one, and the unusual ones reward the most ambitious treatment. We filmed a gothic church conversion in the city for CPS Property, the kind of character home where the architecture itself is the selling point and the property video tour does the work a gallery of stills never could.
The suburbs and the city’s edges
Much of Belfast’s stock sits in its suburbs and on its rural fringes, and these homes often sell on setting as much as space. At Quarry Manor on the Middle Braniel Road, a reimagined detached home on the edge of East Belfast, we paired a property video tour with photography, drone and dusk work to show the uninterrupted views over Belfast Harbour. East Belfast renovation projects, like the staged transformation we filmed at Orby Drive for Property Sales and Lettings NI, sell on the before-and-after story, which video tells better than any caption.
Prestige South Belfast: Malone, Stranmillis and beyond
South Belfast holds some of the city’s most desirable addresses, and a marketing miss here costs more than anywhere else. When Simon Brien Residential listed Sunnybanks at Church Road, Newtownbreda, a once-in-a-generation home with panoramic views over Belvoir Park and the Lagan Valley towards the Belfast Hills, the brief called for aerial photography and drone alongside the ground film to place the house in its landscape.
For new developments in the prestige belt, such as The Residences on Balmoral Avenue marketed by McGeown Estate Agents and Simon Brien Residential, drone video tracks progress and shows scale. And for buyers relocating into Malone or Stranmillis from outside Northern Ireland, a 3D Matterport tour lets them walk the whole house at any hour, long before a viewing is ever booked.
