Energy Performance Certificates (EPC)

Accredited EPCs for Belfast and Northern Ireland agents, captured on the same visit as your photography or floor plan, so your listing goes live legally and on time.

EPC by Phantom, property marketing across Northern Ireland

An Energy Performance Certificate is a legal requirement to market a property for sale or let in Northern Ireland. No valid EPC, no compliant listing. The certificate has to be produced by an accredited energy assessor following an on-site assessment, then lodged on the official Northern Ireland EPC register before the property goes to market.

Phantom keeps that obligation off your to-do list. Our assessor measures and inspects the property during the same appointment as your photography or floor plan, so one visit covers the marketing media and the compliance in a single slot. No separate assessor to source, brief and chase, and no listing held up waiting on a certificate.

We cover agents from Belfast to Derry/Londonderry and across the province. You get a valid EPC, lodged on the register and valid for 10 years, alongside images your team can drop straight into the portal feed.

List legally and on time

A valid EPC is required to market a property in Northern Ireland. We make sure the certificate is in hand so your listing launches without a compliance hold-up.

One visit, not two

The assessment happens during your photography or floor plan appointment, so there is no second access to arrange with the vendor and no extra date to coordinate.

No assessor to chase

You do not have to find, brief and follow up a separate energy assessor. Book it with the shoot and the whole job is handled by one team.

Lodged on the official register

Every certificate is produced by an accredited assessor and lodged on the Northern Ireland EPC register, so it stands up to scrutiny from buyers, solicitors and lenders.

Valid for ten years

Once lodged, the EPC is valid for ten years. Order it once with the marketing media and it covers future remarketing within that window.

Cleaner instruction pitch

Telling a vendor you handle the photography, floor plan and the legal EPC in a single appointment is a simple, professional promise that wins instructions.

EPC, answered

Is an EPC a legal requirement to sell or let a property?

Yes. In Northern Ireland a valid Energy Performance Certificate is legally required before you market a property for sale or let. The certificate must be produced by an accredited energy assessor and lodged on the official EPC register.

How long is an EPC valid for?

An EPC is valid for ten years from the date it is lodged on the register. Within that window it can be reused if the same property is remarketed.

How long does it take to get an EPC?

An EPC needs an on-site assessment, so it is not instant or done remotely. Once our assessor has visited the property we produce and lodge the certificate, and we will prioritise it if you have a launch deadline. Tell us at booking and we will work to your timeline.

Can the EPC be done at the same time as the photo shoot?

Yes, and that is the point of booking it with us. The assessor carries out the assessment during the same visit as your photography or floor plan, so you tick the legal box and get your media in one appointment.

Do you provide EPCs across Northern Ireland?

Yes. We are Belfast-based and our accredited assessor covers the province, from Greater Belfast and North Down to the North West and border counties.
