More bookings from the same listing
A strong cover photo lifts click-through on Airbnb and Booking.com. More clicks on your listing means more enquiries and more nights booked, without changing anything about the property itself.
Bright, inviting short-let photography that lifts your ranking on Airbnb and Booking.com, fills your calendar and supports a higher nightly rate across Belfast and the Causeway Coast. Prices published below, so you can plan the shoot before you email us.
On Airbnb and Booking.com your cover photo decides whether a guest clicks at all. Travellers scroll a grid of thumbnails and judge in a heartbeat, so a dim, cluttered phone shot is the difference between a booked weekend and an empty calendar. Phantom shoots short-lets and serviced accommodation the way the top-performing listings present: light, warm and genuinely inviting.
We photograph everything from a city-centre apartment to a Causeway Coast cottage, working with hosts and serviced-accommodation operators right across Northern Ireland: Belfast and the greater city, the north coast, the Mournes, Fermanagh lakeland and the North West. We style each room before we shoot, balance the natural light so spaces feel airy rather than dark, and recover the window views so guests can see the sea, the city or the countryside. Every frame is hand-edited to look true to life, never over-processed.
We publish our prices. Short-let hosts are usually weighing one property against a real budget, and most photographers make you send an email to find out whether they are even in range. The full ladder is below, including what dusk and daybreak cost and what is genuinely achievable in a Northern Irish summer versus a Northern Irish winter.
Most shoots are turned around fast, supplied in the right sizes and orientations for Airbnb, Booking.com, Vrbo and your own direct-booking site, so one visit feeds every channel you list on.

Listings that look polished and well kept give guests confidence to pay more. Good photography is one of the easiest ways to justify a premium rate against the place down the road.
You are buying a finished set of listing images, not a block of someone’s time. We stay until the property is properly covered, so there is no clock running while you tidy a bedroom.
Guests compare thumbnails side by side. Bright, consistent images make your place the one that stops the scroll among a page of competitors.
We help you dress each room before the camera comes out, so the space photographs at its best without you guessing what looks good on camera.

Airbnb photography prices
Short-let photography is priced per property, not per hour, and the ladder is built around light. Start with the daylight set, then add the windows that suit your property: dusk for an exterior that earns its keep after dark, daybreak for east-facing views and sea horizons.
£250 per property + VAT
The core listing set, shot in daylight.
A single apartment, townhouse or cottage going live, or a tired listing that needs relaunching.
Book Daylight£500 per property + VAT
Adds the twilight exterior, the shot that stops the scroll.
Properties whose exterior, setting or view is the reason people book. Coastal, rural and hot-tub lets.
Book Daylight + Dusk£500 winter Oct–Mar
£750 summer Apr–Sep
per property + VATDaybreak, daylight and dusk. The property in every light.
Flagship and high-nightly-rate properties, and operators shooting one hero listing to carry a whole brand.
Book Full DayAlready have daylight photography you are happy with, or only want the one hero frame? Either window bolts on to a Daylight shoot, or can be booked as a standalone visit.
The twilight exterior set added to a Daylight shoot: lights on inside, sky still holding colour. Booked on its own it is a separate visit timed to sunset.
First light and blue hour before sunrise, for east-facing properties, sea views and mountain backdrops that are at their best early.
Summer and winter are different shoots
This is the part most photographers leave you to find out on the day. Sunrise and dusk are not fixed times, and in June they sit so far apart that no single visit can honestly cover both. Here is what your shoot actually looks like, whenever you book it.
All three light windows fit one working day.
The efficient time to book a Full Day, and the cheapest. Daybreak, the full interior set and dusk are all comfortably reachable in a single visit, and the low winter sun gives long, warm light through the middle of the day. We pass that saving on rather than charging you a summer rate for an easier shoot.
Daybreak and dusk are too far apart for one day.
We will not sell you a nineteen-hour day and pretend the results hold up. In summer the Full Day is two scheduled visits so each light window is shot properly rather than survived, which is why it costs more than the winter rate. If you would rather not pay the difference, Daylight + Dusk is the set most short-lets actually need.
Times are approximate for Belfast and shift through each season. When you book, we confirm the exact window for your date and postcode before anyone sets off.
Choose Daylight, Daylight + Dusk or the Full Day, tell us the property, the access details and your preferred dates. Booking takes under a minute and you know the price before you start.
Before anyone sets off we confirm the exact daybreak and dusk times for your date and postcode, so you know what time we arrive and what time we finish. No surprises on the morning.
A Phantom photographer helps dress each space, then captures the full set: living areas, bedrooms, kitchen, bathrooms, key features and the exterior in each light window you have booked.
Each frame is corrected for colour, exposure and window views by an editor, so the property looks bright and inviting but still true to life.
A download link lands with you, sized for Airbnb, Booking.com, Vrbo and your own site, ready to upload and start taking bookings.
Our daylight shoot is £250 per property and daylight plus a dusk set is £500. A full day covering daybreak, daylight and dusk is £500 between October and March, or £750 between April and September. Dusk and daybreak can each be added to a daylight shoot for £250. All prices exclude VAT and cover a standard short-let of up to four bedrooms; larger properties, multi-unit sites and portfolios are quoted and usually work out cheaper per listing.
Between 20 and 30 hand-edited images as standard, which is enough to fill an Airbnb listing properly and still leave you a spare set for Booking.com, social media and your own site. If you book a dusk or daybreak set, those frames are added on top of that count rather than taken out of it. We would rather give you a strong 25 than a padded 60 where half are variations of the same corner.
Airbnb runs a professional photography programme, but it is not free. You request a quote by email, Airbnb comes back within around three days, and the cost of the shoot is deducted from your next payout. There is no published price, so you cannot compare it against anything until you have already started the conversation. Beyond cost, an Airbnb-arranged shoot is a standard interior set: it will not include a dusk exterior, a daybreak set, styling guidance on the day, or files sized for Booking.com, Vrbo and your own direct-booking site. If you list on more than one channel, or the outside of your property is part of the appeal, an independent shoot gives you far more to work with, and you know what it costs before you book.
Real. We come back and shoot the property in the actual dusk window, with the interior lights on and the sky still holding colour. A lot of the cheap twilight images you see are daytime photographs edited to look like evening, which is why they can be sold for a fraction of the price. They tend to give themselves away: shadows pointing the wrong way, windows that glow without a light source, skies that never existed over that house. A guest may not be able to name what is wrong, but a listing that looks slightly false is not the impression you want to lead with. If you would rather have the cheaper edited version, we will tell you honestly whether your property is a good candidate.
It is the cheapest lever you have. You cannot change your location and you can only push your nightly rate so far, but you can change how the listing looks in a grid of thumbnails. One shoot is usually recovered inside a handful of extra nights, and the images keep working for years across every channel you list on.
A dusk shoot is timed for the window just after sunset when the interior lights are on and the sky still holds colour. It is the single most eye-catching frame most short-lets can have, and it makes an excellent cover photo. It is worth it when the exterior, garden, terrace, hot tub or view is part of why people book. For a first-floor city apartment with no outside space, put the money into the daylight set instead and we will tell you so.
Daybreak covers first light and the blue hour before the sun is up. It suits east-facing properties, sea views and mountain backdrops that are at their best early, and it produces a very different mood to dusk: cool, still and quiet rather than warm and lit.
Belfast sits at roughly 54 degrees north, so the light windows move by about four hours across the year. In December dusk falls around 16:00 and sunrise is around 08:45, so daybreak, daylight and dusk all fit comfortably into one working day. In June, first light is close to 03:45 and dusk runs past 22:00. We will not sell you a nineteen-hour day and pretend the results hold up, so in summer a Full Day is taken as two scheduled visits instead, and we confirm both dates with you when you book. That is also why the Full Day is priced seasonally: £500 from October to March when it is one straightforward day, £750 from April to September when it is two. Every other price on this page is the same all year.
We turn shoots around fast. If you are launching a listing for a specific date or a peak season changeover, tell us at booking and we will prioritise the edit.
Yes. We are Belfast-based and shoot province-wide, from the city and Greater Belfast out to the Causeway Coast, the Mournes, Fermanagh and the North West. Travel is included within roughly 15 miles of Belfast; beyond that a travel charge is shown at the time you book rather than added to the invoice afterwards.
Yes. The same shoot works for holiday lets, self-catering cottages, guest houses, serviced apartments and aparthotels. If you run several units we price them as a block, and operators shooting a portfolio usually take one flagship property as a Full Day and the rest as daylight shoots.
Yes. You get a licence to use the images across every channel you market the property on, including Airbnb, Booking.com, Vrbo, your own direct-booking site, social media and print. We supply them sized and oriented for each, so the one shoot covers everywhere you list. We only ask that you do not resell the files on to a third party.
Treat it like a changeover for a guest you want to impress: beds made with the good linen, surfaces clear, bins and cleaning kit out of sight, blinds and curtains fully open, lightbulbs all working and matching where possible. Fresh flowers, a set table or a lit fire all photograph well. We send a short prep list when you book, and the photographer will help you dress each room on the day, so nothing hinges on you getting it perfect in advance.
No, and most hosts are not. As long as we have access details and know about anything unusual, we can shoot the property and lock up behind us. If you would rather be there, that is completely fine too, especially for a first shoot.
A week or two is comfortable for a daylight shoot. Dusk and daybreak shoots need a little more notice because they are tied to a fixed window on a specific date, and the good evenings in peak season go early. If you are relaunching a listing for a particular season, book once you know your changeover dates.
Photos do not change ranking on their own, but the platforms reward listings that get clicked and booked. Bright, inviting images lift click-through and bookings, which helps your listing earn more visibility over time.
The daylight set goes ahead in almost any conditions; interiors are lit and styled regardless. Dusk and daybreak depend on the sky, so if the weather is genuinely against us we rebook that window rather than shoot it badly.
Yes. A short walkthrough video or an interactive 3D tour gives guests extra confidence before they book, and we can capture it on the same visit as your photography.
