Some films we wait a while to release, and this was one of them. A striking contemporary home near Cultra, designed by BGA Architects NI and built by Andrew Dunlop Homes, the kind of property where the architecture deserves more than a slideshow of static rooms.

We filmed it as a presenter-led tour, with David McMenary of Colliers NI walking buyers through the home in front of the camera and Andy doing the work behind it. That format earns its place on a home like this: a buyer hears the story of the build, sees the light move through the spaces, and feels the lifestyle before they ever request a viewing. It is a short film, not a property listing.

Homes of this calibre carry substantial value, and the marketing has to meet them where they stand. A property video tour lets a relocating or out-of-area buyer experience the flow, the finish and the setting from a screen, deciding to view because the film made them want to.
